Imani Development Inc. is proposing a new four storey mixed-use building at 1700 Marine Drive in North Vancouver, only a few blocks from the future Marine Drive Village Centre. The building under consideration for redevelopment previously belonged to Budget Rental Agency.
The site is to feature 39 residential units on three storeys with the first floor being reserved for commercial space. Residents will access the building off of Tatlow Avenue, and the building is set for a maximum height of 48 feet. The proposal calls for 54 residential and visitor parking as well as 14 commercial stalls.
Some reconfiguration of the cul-de-sac at the end of Tatlow Avenue will occur in order to allow for access for residents to the site, as well as to prevent commercial vehicles from using this as a route between Tatlow and Garden Avenue.
The zoning for the site is Commercial Residential Mixed Use Level 1 which allows a combination of commercial and residential space with a Floor Space Ratio of 1.75, of which the proposed 41,209 square feet is permitted.
There is a Public Information Meeting at 1633 Capilano Road on Tuesday, January 21 from 7:00 to 8:30pm for anyone interested in learning more on the project as well as those who wish to add their input.
For myself personally, I believe this area of Marine Drive needs revitalization and I think a development such as this low-rise mixed-use building by Imani Development represents a welcome addition to the area. With the changes that will come to Capilano and Marine with the upcoming Marine Drive Village Centre this entire area can expect additional proposals in the near future.
The area is excellently situated in proximity to downtown Vancouver, with great access to the Highway, and with the new amenities that will be introduced alongside proposals such as Cap West, the surrounding neighbourhood will become a popular community hub.
